1. Who you are contracting with
Bookings made through this website or by phone are accepted by Xenoblox Maintenance Sdn Bhd ("we", "us", "our"), a company registered in Malaysia under number 202401076382, with its office at B-12-3, Plaza Damansara, Jalan Medan Setia 2, Bukit Damansara, 50490 Kuala Lumpur, Malaysia.
2. Booking and confirmation
A booking is created when our dispatcher confirms a time window with you, either verbally or in writing. The form submission on this website is a request, not a confirmed appointment, until we have replied to it.
3. Quotes and pricing
For any non-emergency job, a written, itemised quote is issued before work begins. For emergency callouts the quote is issued on site, before the technician starts work. Verbal phone estimates are indicative and may be revised once the technician sees the actual job. Where the on-site quote differs materially from the verbal estimate, you may decline the work and only the call-out fee will apply.
4. Payment
Residential work up to RM 2,500 is payable on completion of the visit by FPX, DuitNow, credit card or bank transfer. Larger projects, in particular bathroom and kitchen refits, are subject to a staged payment schedule set out in the project quote.
5. Access, safety and ground conditions
You agree to give our technicians safe and reasonable access to the work area, including clearing the immediate working space where required. We are not responsible for pre-existing structural, electrical or plumbing defects that are revealed during the course of the work, but we will pause and report them so you can decide how to proceed.
6. Materials
Where we supply materials, those materials remain our property until paid for in full. Where you supply your own materials we will install them in accordance with the manufacturer's instructions, but the workmanship warranty does not extend to defects in customer-supplied parts.
7. Warranty
Standard plumbing and heater workmanship is warrantied for 12 months from the date of the visit. Bathroom and kitchen refit workmanship — specifically tiling and waterproofing — is warrantied for 24 months. Manufacturer warranties on installed fixtures pass through to you with the relevant documentation. The warranty does not cover damage caused by misuse, modification by third parties, or acts beyond our reasonable control.
8. Cancellation and rescheduling
You may reschedule or cancel a non-emergency booking up to two hours before the agreed window at no cost. Cancellations made after the technician has been dispatched are subject to the call-out fee.
9. Liability
Our liability for any one job is limited to the price paid for that job, except in cases of death or personal injury caused by our negligence, where statutory rules apply. We carry public liability insurance for incidents arising from our work.
10. Disputes
In the unlikely event of a dispute, please raise it with the project lead first. If we cannot resolve it within 14 days, the matter will be referred to mediation in Kuala Lumpur before any court action. Malaysian law governs these terms.
11. Updates
We may revise these terms from time to time. The version that applies to a given job is the one in force at the time the booking was confirmed.
